How I work with buyers
We start with a conversation about what you need, what you can spend each month, and which towns fit your life. From there I set up a search, tour homes with you, and tell you plainly what I see.
What I look at in every house
Before real estate, I worked in Maine's propane and heating oil business. That time taught me how much a home's systems shape what it really costs to live in it.
- The heating system. Its age, its fuel, and whether it has been serviced each year.
- The fuel tank. Where it is, what it is made of, and how old it is. A leased propane tank also ties you to one supplier.
- The chimney. Whether it is lined and in good shape for the equipment venting into it.
- Water and septic. Whether the home is on town water and sewer or a private well and septic system, and what records exist.
None of this replaces a licensed home inspection. It helps you decide which homes are worth inspecting, and what to ask about.
Making an offer
When you find the right home, I'll help you write an offer that is competitive and protects you, with the inspection and financing terms that make sense for that house.
